Here is an old school Hainanese kopitiam which is well known to Ulu Tiram folks but still hidden under the radar from most people outside. I am fortunate that my Johor kakis John and Foo shared 衛生園茶餐室 kopitiam with me 😄

衛生園茶餐室 doesn't have a signboard nor an English name. The Chinese name translates roughly as "Hygiene Garden Cafe".

They used to fry coffee beans in a wok with a wooden paddle over wood fire. Wow! (Must ask them if they still have the paddle now, next time.)
衛生園茶餐室 doesn't need a signboard as everyone in Ulu Tiram knows this kopitiam - the Tan family matriarch who is now 88 years old (in 2016) started working here since she was 15 (73 years ago).

衛生園茶餐室 is along Jalan Hang Tuah, above Pao Jin Enterprise. The most prominent signboard here is Hap Heng 916 Gold (beside Pao Jin Enterprise).

If you need directions to 衛生園茶餐室, just ask any passer by 😄

The coffee shop is on the second floor, up this flight of stairs.

Inside 衛生園茶餐室, it is bright, clean and airy. There was a constant stream of people, many families having their breakfast here.

Two of us tried as many things as our stomach can take 😄 All were nice and a few items were outstanding.

Of course, I must have my good morning Nanyang kopi.

Kaya and butter toast.

衛生園茶餐室 uses traditional old school white bread loaves and toast them over charcoal fire.

This toast with fried egg, cucumber slices and house made sambal chili was great. We couldn't resist repeating our order for another set of this.

I like the eggy flavour from the fried egg with runny yolk, balanced with mildly savoury sweet spicy sambal chili. The light crispy toast added interesting texture to the whole sambal egg toast.

Must try.

Nasi lemak (coconut flavoured rice with fried egg, fried peanuts and sambal chili).

Chwee kueh (Teochew steamed rice cakes with stewed preserved turnips).

Soft boiled eggs is, of course, another Must Have.

Our huge breakfast came to RM19 altogether (2016 prices).


We did a fun video here. Many of the things said are in jest 😄 We enjoyed ourselves a lot.

I brought the team to an independent coffee shop.

->> When you are on your way up north to Kota Tinggi (bak kut teh), Mersing (old school Canto zhi char), Desaru or Sungai Rengit, 衛生園茶餐室 is a very good old school breakfast pit stop which only locals know about.

  3. Very charming place to bring you few decades back. You can see 3 generation running this coffeshop just like visiting your own family. Lovely coffee, the toast is meticulously done, we also love their simple nasi lemak with awesome sambal. This is our regular breakfast spot now.
